Home Price Growth Continues to Ease

The S&P/Case-Shiller National Price Index gained 6.2 percent annually in June, according to a report released Tuesday from S&P Dow Jones Indices. That figure was down from a yearly increase of 7.1 percent in May. The narrower 10- and 20-city composite indices each gained 8.1 percent compared to May's improvements of 9.4 percent and 9.3 percent, respectively.

Home Prices Gain 5.5% in June Index

Black Knight Financial Services reported Monday a 5.5 percent annual increase in its Home Price Index (HPI) for June, bringing the index to a value of $241,000 based on transactions throughout the month. June's improvement compares to increases of 5.9 percent, 6.4 percent, and 7.0 percent recorded in May, April, and March, respectively.

Rising Rents Hindering Homeownership

The latest conundrum in the U.S. housing market appears to be that while homes in 94 percent of the country's top metro areas are more affordable than they've ever been, rents are so high that renters in 88 percent of those metros can't afford to save up enough for a down payment to buy a home. According to Zillow's July Real Estate Market Report, a mere 12 metros out of the top 100 in the U.S. feature an affordable market for housing and rentals.

California Home Sales Weakest Since 2008

Real estate data site PropertyRadar reported a slight month-over-month gain in home sales across California in July, but not enough to bring activity up from last year. Sales for single-family homes and condos for the first seven months of 2014 year-to-date are at their lowest levels since 2008, the company said in its latest Real Property Report for the state.

Housing market trends kept their spring momentum in July—and are expected to remain solid in the months ahead, Realtor.com said Wednesday in its National Housing Trend Report for the month. Forecasting the Hottest Homebuilding Markets of 2014

Trulia Chief Economist Jed Kolko made projections on Monday for the rest of this year based on construction numbers reflected in Census and other government data that it collected from the past eight months and 2013. According to the company, construction is set to rise higher than year-over-year averages in major metropolitan areas like Boston, San Jose, and New York, with more major cities based in Texas.

Price Gains Stay on Slow Track in June Index

According to the latest Residential Price Index report from FNC, home prices are still on the way up, just not at the pace they used to be. FNC found that despite continued signs of leveling off in home price appreciation, U.S. home prices were up another 0.8 percent from May to June and 2.3 percent throughout the second quarter. Meanwhile, year-over-year growth is decelerating as expected.

Home Price Moderation Continues in Second Quarter

According to a quarterly report from the National Association of Realtors, median existing single-family home prices increased in 71 percent of measured markets last quarter, with 122 out of 173 metros posting annual increases from Q2 2013. Nineteen of those areas reported double-digit increases. Those numbers reflected a slowdown from the first quarter, when prices rose in 74 percent of metros, and 37 areas saw gains higher than 10 percent.
